Maintenance Supervisor

Maintenance Supervisor position available for 200 Unit apartment community located in Westfield In.
Along with the Property Manager, the Maintenance Supervisor is responsible for overseeing the physical assets, general maintenance, repairs, apartment make-readies, preventative maintenance and construction or rehabilitation projects for apartment community. The Maintenance Supervisor is also responsible for maintaining adequate inventory of supplies for repairs and maintenance.
MAJOR FUNCTIONS OF THIS JOB INCLUDE:
* Under direction of the Property Manager, schedule maintenance activities. THE SUPERVISOR IS A WORKING TECHNICIAN and is expected to carry the workload of one full technician and supervise a nother maintenance technician and a cleaner.
* Coordinate, schedule and respond to resident/management requests and service requests for occupied apartments.
* Coordinate, schedule and prepare vacant apartments for move-in.
* Identify and correct hazardous community conditions.
* Tour property daily to look for needed maintenance and liability hazards and report findings to Property Manager. Work to resolve any hazardous conditions immediately.
* Coordinate, schedule, and perform preventative maintenance on equipment and apartments.
* Submit supply order requests to Property Manager for review and approval.
* Attendance is an essential job function.
EDUCATION AND MANDATORY SKILLS:
* High School Diploma or equivalent; some college or trade school preferred.
* EPA certification Type I and II, Universal preferred.
* Experience/knowledge of heat pumps.
EXPERIENCE AND SPECIALIZED KNOWLEDGE:
* At least 3 years experience in maintenance and a supervisory role.
* Fast-paced, high energy individual with great attention to detail.
* Excellent oral and written communication skills using the English language/ Bilingual is a plus
* Self-starter who is outgoing, motivated and customer service oriented.
* Must have extensive knowledge in plumbing, electrical, appliance repair, painting, locks, keys, and drywall.
* Must be able to physically work on feet all day long and carry loads up to 75lbs as well as use a ladder.
* Ability to supervise and direct contracted vendors used on site.
* Ability to handle evening and weekend emergency on-call duty every other week basis.
* Reliable transportation and method of contact.
ENVIRONMENTAL WORKING CONDITIONS:
In this position you will be exposed on a regular basis to outdoor environment including heat, cold, damp, rain, ice and snow. Will be regularly called upon to work overtime and service after hours emergencies.

Routinely performs the following duties:
Assists in the preparation of budgets and forecasts
Assists in the preparation of tax returns
Performs monthly review of GL for accuracy
Monitors and investigates budget variations
Prepares Cash Flow and other operating statements as required
Handles account reconciliation
Performs budget comparison reviews
Handles OR oversees all bank reconciliations
Performs A/R reviews
Manages and serves as information technology resource for company (especially issues pertaining to property management system)
Provides accounting support for properties including performing Yardi ledger corrections, transfers, and difficult move-outs or handling random ledger problems Handles or assists with insurance renewal process
Handles property tax issues and appeals
Handles or assists with contract negotiations or renegotiations with various vendors as directed
Supervises and provides guidance to accounting department staff in the performance of their duties and is responsible for establishing or contributing ideas for company policies and procedures
Various special projects as assigned
Requirements
Must be able to mentor and lead others. Must be detail-oriented, accurate, organized, and able to set priorities.
Position requires excellent communication (verbal and written) skills, organizational skills, and the ability to type 35 wpm.
Computer skills: Microsoft Word, Excel, Outlook, and Yardi (or other similar property management and accounting software.)
Office equipment: An employee in this position must be knowledgeable and skilled in the use of computers, calculators, copy/fax/scanning machines, key machines, telephones and answering systems.
Work hours: Minimum of 40 hours per week, typically 9:00 AM to 5:00 PM, Monday through Friday. This schedule is subject to change in accordance with market conditions, daylight saving time, and/or at the request of the Chief Financial Officer and/or company owners. Occasional weekends may be required.
Must be comfortable working in small business environment. This position will work directly with company owners and CFO on a daily basis.
EDUCATION/TRAINING
Bachelors Degree with a concentration in Accounting required. At least 2 years experience in property management (commercial or residential) required.
